What Comes After D10's Big Resale Gains

Published

EdgeProp's 8 October 2026 review of URA resale caveats placed District 10 at the top of the list for profitable condo resales in the week of 22-29 September 2026. Laid out as a timeline, the week's transactions show less a sudden spike than the end point of two very long holding periods — and a hint at what tends to follow.

The Timeline Behind The River Opus's District 10 Neighbours

The clock on the week's largest gain started running in December 2011, when a buyer paid about $6.1 million ($2,361 psf) for a 2,583 sq ft four-bedroom unit at Grange Residences, a freehold condominium completed in 2004 with 164 units. Almost 15 years later, on 22 September 2026, that unit sold for $9.25 million ($3,581 psf) — a $3.15 million gain, or 51.6%, equal to roughly 2.9% a year compounded. The project's own record, a $6.5 million gain, was set in June 2025, a separate point further along the same timeline.

A second, longer clock ran at Balmoral 8, a 40-unit freehold project completed in 2003. A 1,905 sq ft three-bedroom unit bought there in April 2005 for $1.8 million ($945 psf) sold on 24 September 2026 for $4.22 million ($2,215 psf) — a $2.42 million gain, 134%, or close to 4% annualised across 21.5 years. It was also the first point on the project's 2026 timeline where any resale happened at all, which says as much about how little this 40-unit block trades as it does about the gain itself.

What The River Opus's Buyers Can Read From the Same Data

Not every timeline in the data set ended well. At Seascape, a 99-year leasehold project of 151 units in Sentosa Cove, a unit bought from the developer in April 2010 for $5.79 million ($2,662 psf) sold on 28 September 2026 for just $3.37 million ($1,549 psf) — a $2.42 million loss, or 41.8%, the steepest recorded nationwide for the week. The gap between that outcome and the two District 10 gains comes down to tenure and entry price as much as timing: a shrinking lease and a high entry point work against a seller on exactly the same clock that a freehold tenure and a modest entry point work in a seller's favour.

What Comes Next for a Project Like The River Opus

For a Government Land Sales project still at pre-launch, the lesson from this timeline is less about the next few months and more about the next decade and beyond. The River Opus, a waterfront condominium of about 450 homes planned for a site on Kallang Close in District 12, with a riverside promenade and Kallang MRT about 390 m away, was secured by a Frasers Property and Mitsubishi Estate joint venture in April 2026 for $610.75 million ($1,415 psf ppr). What happens between a land award and a resale caveat fifteen years later is, in effect, the whole of this story. Readers can follow the project's own next steps from the homepage, the location page, or by reaching the Sales Concierge through the contact page.
