The River Opus occupies a riverside parcel at Kallang Close, shaped by its frontage onto the Kallang River. The development’s planning conditions are built around the water: a 15-metre waterfront park with a park connector runs along the river edge, building setbacks protect the waterfront, and a childcare centre is required to front the river promenade for at least half of the development’s river frontage. The result is a layout where the river is woven into daily life rather than walled off.
Reading the parcel
The parcel is bounded by Upper Boon Keng Road to the north and the Kallang River to the east, with Kallang Close threading down the western edge. The control plan reserves a riverfront promenade and a 15-metre waterfront park along the river, sets the building back from the water, and earmarks an indicative location for ancillary shops and a childcare centre near the river frontage. Vehicle access is taken from the road edge, keeping the waterfront for people rather than cars.
