How to read this table. The drawn this stage column is what the bank pays the developer at that milestone, not the statutory stage percentage — the two differ early on because your downpayment has already covered the first part of the price. At 75% loan-to-value the 25% downpayment absorbs everything up to the 25% mark, so the first disbursement at the foundation stage is only the 5% above it. Add the whole disbursement column and it sums to your loan, not the price. Instalments are amortised on the cumulative amount drawn over the full term, with the first-month interest/principal split shown per stage.
