The River Opus is the redevelopment of Valley Point at 491 River Valley Road, Singapore 248371, in District 10 and the Core Central Region. The site is home today to Valley Point, an office tower and mall completed in 1998, and to Fraser Suites Singapore; it was originally the Fraser & Neave factory site. A joint venture of Frasers Property (51%) and Mitsubishi Estate (49%) will replace them with 407 riverfront homes, a new flagship Fraser Suites and a curated commercial podium. The redevelopment was announced on 30 September 2026.

Development components
The redevelopment replaces a single office-and-mall building with a mixed riverside quarter. Its four main components are set out below; the residential collections are detailed on the floor plan page.
407 riverfront homes in three blocks of 20 to 26 storeys, from 1 Bedroom + Study to 5 Bedroom, in the Legacy (377 units) and Sky Villa (30 units) collections.
A new flagship Fraser Suites with 184 serviced apartments, continuing the brand that began at Fraser Suites Singapore on this site.
About 25 commercial units, an estimated 14 of them F&B, with a pet café and pet services, and retail curated by Frasers Property.
A gourmet supermarket of about 1,000 sqm within the podium, for everyday groceries without leaving the development.

Not to be confused with
The River Opus is the Valley Point redevelopment on River Valley Road, District 10. It is a separate project from Frasers Property and Mitsubishi Estate’s Kallang Close Government Land Sales site.
