The tenure is a 99-year leasehold. For a new project the lease is at its start, so the whole span lies ahead, which is the main structural difference between a launch and a resale unit in the same area.

About 450 homes at The River Opus

The site is expected to yield in the region of 450 homes, along with a childcare centre fronting the river promenade. The number is an estimate, because the unit mix and sizes will be confirmed when the developer releases its sales materials. It is the first private home released in the Boon Keng, Kallang Bahru and Kampong Bugis area in twelve years, according to the project page.

That is the price at which the land was secured, which works out to about S$1,415 per square foot of potential gross floor area. The tender is a public record, and it is a land price, which should not be read as a forecast of what homes will cost, since construction, financing and the developer's margin sit on top of it.

390 metres from The River Opus
