Mega Launches: Parc Esta to ParkTown

Published

Stacked Homes, in its Thomson Reserve review of 16 October 2026, set the project against the opening-weekend record of Singapore's mega developments, which it defines as condominiums of more than 1,000 units. Thomson Reserve has 1,268 units and is due to launch on 31 October 2026. According to Stacked Homes, it is the only mega development of 2026 and the first new launch in District 20 since AMO Residence in 2022. Taking the earlier launches in date order shows how take-up changed from one cycle to the next.

A Mega-Launch Timeline, Seen From The River Opus

  1. 2018: Stacked Homes reported that Parc Esta, with 1,399 units, sold 329 units (23.5%) on its opening weekend, and that JadeScape, with 1,206 units at Shunfu Road and the last mega development in District 20, sold 332 units (28%) at launch.
  2. 2019: Parc Clematis, with 1,468 units, sold 324 units (22%), and Treasure at Tampines, with 2,203 units, sold 272 units (12%), according to the same review.
  3. 2022: AMO Residence, a 372-unit project off Ang Mo Kio Avenue 1 and not a mega development, sold 98% of its units in its initial sales weekend.
  4. 2023: Grand Dunman sold 550 of its 1,008 units (54%) on its opening weekend.
  5. 2024: Chuan Park, a 916-unit project outside the mega category, sold 696 units (76%).
  6. 2025: ParkTown Residence sold 1,041 of its 1,193 units (87%) at launch.
  7. 31 October 2026: Thomson Reserve is scheduled to open sales with 1,268 units.

Stacked Homes noted that the first mega projects met concerns about privacy and about oversupply dampening price growth. In its account those concerns have given way to confidence in better land optimisation, abundant facilities and profitable resale transactions. Stacked Homes said mega condominiums have largely been profitable, with average annualised returns of 4% to 6% and profits above $1 million for some units, and that most JadeScape resale units reaped annualised gains of 4% to 6%.

The River Opus Readers and the 31 October 2026 Launch

On the review's numbers, the sequence runs from take-up of 12% to 28% on opening weekends in 2018 and 2019 to 54% in 2023 and 87% in 2025. Stacked Homes reckons the market is ready to absorb Thomson Reserve because 1,268 units is a moderate increase relative to the size of District 20, which covers Upper Thomson, Bishan and Ang Mo Kio. The opening-weekend percentages are launch-weekend take-up as Stacked Homes stated them, and results for Thomson Reserve will follow its launch on 31 October 2026.

The River Opus is a residential development on the Singapore River launching soon (preview Q1 2027, target launch February 2027, TBC): the Valley Point redevelopment at 491 River Valley Road in District 10, within the Core Central Region. It is planned for 407 riverfront homes in three blocks of 20 to 26 storeys on a 999-year leasehold, alongside a new flagship Fraser Suites serviced-apartment block, by a joint venture of Frasers Property and Mitsubishi Estate. Great World (TE15), Havelock (TE16) and Tiong Bahru (EW17) MRT stations are about an 8-minute walk, and the location page sets out the connections. At 407 homes it is far smaller than the 1,000-plus-unit launches above. A preview is expected in Q1 2027 and the target launch is February 2027 (both TBC); launch details will be published as the developer releases them.
