Lucerne Grand's Launch Weekend, in Brief

City Developments Limited (CDL) opened sales at Lucerne Grand over the weekend of 3 and 4 October 2026 and reported the outcome in its release, as carried by EdgeProp Singapore. The three points below are the numbers worth keeping.
- Sales result (CDL): 350 of the 570 homes were sold (61.4% by calculation, 350 รท 570), at an overall average of about $2,480 psf.
- By bedroom type (EdgeProp Singapore's report, not confirmed by a second source): 145 of 222 two-bedroom homes, 157 of 253 three-bedroom homes and 48 of 95 four-bedroom homes.
- Buyer profile: about 93% Singapore citizens and about 7% permanent residents, according to CDL.
For context, Lucerne Grand has five 17-storey blocks on Lakeside Drive, linked directly to Lakeside MRT, with a retail podium called Lucerne Galleria. CDL's release gave starting prices of $1.498M for a 624 sq ft two-bedroom, $1.988M for an 883 sq ft three-bedroom and $2.788M for a 1,152 sq ft four-bedroom.
Why would a buyer around Kallang care? Because a launch result is a record of what happened at one project over one weekend. It is not a forecast for any other project, and the sales percentage says nothing about how a particular unit will fare. A buyer comparing launches can usefully ask how the unit mix, the location and the stage of each project differ before drawing any link between them.
The River Opus is a pre-launch waterfront condominium at Kallang Close in District 12, within the Rest of Central Region. Kallang MRT on the East-West Line is about 390 m away, and Bendemeer MRT is within walking distance. The 99-year leasehold site was awarded in April 2026 at $610.75 million, around $1,415 psf per plot ratio, to a joint venture of Frasers Property and Mitsubishi Estate. It is expected to have about 450 homes, though that figure is an estimate.
A practical way to use the numbers is as a prompt for your own checklist. List the unit types you would consider, the budget you have confirmed with your bank and the distance to the MRT you would accept. Then ask of each project whether it meets that list on its own merits. The launch-weekend figures can help you understand the market conversation of the week, but they cannot substitute for reading a project's own price list and brochure when they appear.
The River Opus also gives a Riverside buyer a different set of facts to weigh: a promenade setting, a Kallang location and a developer pairing of Frasers Property and Mitsubishi Estate. None of those facts is a statement about demand, and none depends on how any other launch went.
Verdict: read the Lucerne Grand figures as a snapshot, not as a signal for your own purchase. Build your shortlist from each project's own facts: tenure, location, unit mix and the price you can comfortably afford. When The River Opus releases its details, compare them on those terms.
