An investor reading a flash estimate tends to look for three things: the headline, the breakdown and the caveats. URA supplied all three on 1 October 2026. Its private residential price index rose 1.4 percent quarter on quarter in 3Q2026, after 0.5 percent in 2Q2026.

The site covers about 11,456.3 sqm at a plot ratio of 3.5, and the estimate is about 450 homes. The land was awarded in April 2026 at $610.75 million, about $1,415 psf ppr. The developer is the joint venture of Frasers Property and Mitsubishi Estate, and the status is pre-launch.

Location is the other half of the file. Kallang MRT (EW10) is about 390 m from the site, and Bendemeer MRT is within walking distance. The tenure is a 99-year leasehold. Launch timing and unit details will be published as the developer releases them.
