Duxton's $1.72M Flat: Myth or Fact?
Published
A single resale record tends to spawn a dozen confident opinions within hours. Stacked Homes reported on 29 September 2026 that a five-room flat at The Pinnacle @ Duxton, Block 1C on Cantonment Road, sold for $1.72 million, or about $1,493 psf. The unit is on the 19th to 21st floor band, is about 1,152 sq ft and has roughly 83 years of lease left. Here are the claims that keep circulating, checked against that report.
Does a higher floor always fetch a higher price, and does it touch The River Opus?
Myth, at least in this case. A Block 1B unit on the 28th to 30th floors sold for $1.701 million, around $1,477 psf, two weeks before the Block 1C flat went for more on a lower floor band. Stacked notes that prices in the block have been compressed across a wide range of floors. Floor level can still matter, but it is one factor among many, including facing, condition and the buyer's own priorities.
Is this the highest price for a five-room resale flat, and where does The River Opus come in?
Not according to the report. Stacked describes it as the highest recorded for a five-room resale flat in the Central Area. That is a narrower claim, and it is worth keeping the wording exact. It says nothing about five-room flats across the rest of the island.
Does one record tell The River Opus buyers where the market is heading?
Also a myth. The block's price ceiling has risen by more than $280,000 since October 2023, according to Stacked, which is a real trend for that block. But Duxton is a central, niche estate with few comparable deals, so a record there should not be stretched into a view on the whole HDB market. It certainly does not forecast private condominium prices, and no sale can guarantee what happens next.
So why does it matter to The River Opus condo buyers at all?
Fact: it shows how buyers weigh location. People pay attention to central addresses because access and convenience are hard to replicate. That is the lens through which to look at The River Opus, a District 12 waterfront condo from a joint venture between Frasers Property and Mitsubishi Estate. It is a 99-year leasehold with about 450 units, roughly 390m from Kallang MRT and within walking distance of Bendemeer MRT, and it is at the pre-launch stage. The location page maps out what surrounds it.
The lesson from Duxton is to read each sale for what it is: one deal, in one estate, on one day. Compare like with like, and be wary of anyone who turns a lone figure into a rule.

Should The River Opus buyers rush because of a record?Myth. Nothing in the Stacked report suggests urgency for anyone, and a record is a backward-looking fact about a completed deal. Good decisions come from your own budget, your time horizon and a sober look at several comparable sales, not from the mood a headline creates.
Is a compressed price range a sign of a strong market for The River Opus?
Not necessarily. Compression means that units across different floors sold at similar levels in this block. It describes how buyers priced the floors against each other, not whether the market overall is rising or falling. Reading more into it than that is speculation.
A final word on sources: it is always worth reading the original report rather than a summary of a summary. Stacked Homes gives the block, floor bands and prices, which is exactly the detail needed to judge what the sale does and does not show.
