What exactly has been released, and how does it relate to The River Opus?
The Serra Residences is a single 28-storey tower of 133 homes on Bassein Road in District 11. EdgeProp Singapore reports guide pricing from $3,120 psf, with the two-bedroom-plus-study layout of around 710 sq ft starting at $2.22 million. The mix climbs from that entry type through three-, four- and five-bedroom units, finishing with two penthouses. Its official launch is scheduled for 16 October 2026, and expected TOP is the fourth quarter of 2030. The preview itself opened on 2 October, so the window for a first look is already under way.
Does a Novena price say anything about The River Opus in Kallang?
Only indirectly. Novena and Kallang are different districts with different buyer profiles, and The River Opus is a 99-year leasehold project rather than a freehold one. A per-square-foot figure from a freehold tower in District 11 cannot be lifted and applied to a leasehold site in District 12. Tenure alone changes how buyers and lenders think about long-term value, which places the two products in separate comparison sets. What it does offer is context, a reminder that developers price each site on its own land cost, tenure, scale and setting. Pricing for The River Opus has not yet been released, and no guess is made here.
How do the two projects, including The River Opus, differ in scale and setting?
The contrast is considerable. The Novena project has 133 homes in one tower on a site of about 51,396 sq ft, with a 50m lap pool and a tennis court. The River Opus, by a joint venture of Frasers Property and Mitsubishi Estate, is planned at approximately 450 units on an indicative basis and fronts the Kallang River directly. Kallang MRT on the East-West Line is around 390m away, with Bendemeer on the Downtown Line also within walking distance. The River Opus plans a 15m waterfront park and riverside promenade along its frontage, a feature tied directly to its river setting. A larger waterfront development and a compact freehold tower will naturally appeal to different households.
Should I wait for one launch before deciding on The River Opus?
That depends on your priorities rather than on any market call. If freehold tenure and a Novena address top your list, the Serra preview window is the relevant one. If you prefer river frontage, a city-fringe address and the transport links around Kallang, The River Opus remains in pre-launch, so there is time to study the location before pricing appears. Plenty of buyers simply track both and compare actual price lists once each is published. Whichever way you lean, write down your non-negotiables first: commute, tenure, unit size and move-in date. Measuring two launches against that list is more useful than setting their headline psf side by side.
