The developer
The River Opus is developed by a joint venture of Frasers Property, which holds 51%, and Mitsubishi Estate, which holds 49%. It is a redevelopment of land Frasers Property has been connected with for about 150 years, at 491 River Valley Road in District 10.

150 years on one site
The River Opus site was originally the Fraser & Neave factory site. In 1998 it became Valley Point, an office tower with a mall, and it is also home to Fraser Suites Singapore, the first Fraser Suites. The redevelopment keeps that thread: alongside the 407 homes, it brings a new flagship Fraser Suites of 184 serviced apartments, and Frasers Property will curate the retail in the commercial podium.
For buyers, a developer redeveloping land it has held and managed for generations is a useful signal of commitment to the finished place, not only to the sales launch.
The partner
Mitsubishi Estate is one of Japan’s largest real estate groups and holds 49% of the joint venture behind The River Opus. The two groups have partnered before in Singapore on a separate, earlier residential project; The River Opus is their redevelopment of Valley Point on River Valley Road.
What it means for buyers
Frasers Property has been connected with this land for about 150 years, from the F&N factory to Valley Point and Fraser Suites.
The new flagship Fraser Suites (184 units) means the developer’s own hospitality brand remains part of the finished development.
About 25 commercial units, a gourmet supermarket of about 1,000 sqm and a pet café, with the retail curated by Frasers Property.
Preview Q1 2027 and target launch February 2027 (TBC); existing buildings close 31 March 2027; expected vacant possession April 2031.
